| What Is An Inspection? |

A typical general definition of "Home Inspection":
A home inspection is a limited visual inspection of a residential structure, that provides the client with a written opinion as to the aparent general condition of the structure's components and systems. It includes identification of significant deficiencies as they exist at the time of the inspection. The inspection does not include any destructive testing or dismantling.
But what does that mean? What is a "limited visual inspection," anyway?
When performing a "limited visual inspection," I use my eyes, nose, ears, hands, and any non-destructive test equipment at my disposal (such as binoculars, voltage-ohm meters, ammeters, IR temperature and humidity meters, levels, laser levels, sight levels, tape measures, etc.
My inspections typically take 4+ hours. A typical inspection covers at least the following areas:
- LOT ---
I inspect your lot for grading and drainage, vegetation, lighting, paved areas, walkways, retaining walls, outbuildings, electrical service, water service, waste disposal system, LP or natural gas systems, oil tanks, etc.
- EXTERIOR ---
I inspect the building exterior: foundation walls, landings and porches, decks, balconies, screened or glass porches, exterior wall coverings, electrical service equipment, gas meter, AC condensing unit(s), windows, doors screening, cornice, gutters and downspouts, paint, chimneys, etc.
- ROOFING ---
Roof, visible flashing, skylights, roof penetrations
- GARAGE / CARPORT ---
Size, fire separation from living quarters, electrical, automatic garage door opener
- INTERIOR ---
Kitchen appliances, sink, cabinets & counters, fan/vent hood, electrical;
- Laundry Room washer/dryer electrical power, plumbing, dryer exhaust;
- Bathroom(s) fixtures, water supply and drainage, tubs/showers, ventilation, electrical safety;
- Fireplace size, ventilation, hearth, damper;
- Bedroom smoke alarms, secondary means of egress (rescue/fire escape);
- Stair treads/risers, handrails, guardrails;
- Lighting, switching, and electrical in all rooms;
- ATTIC ---
Access, insulation, ventilation, framing, leaks, roof deck penetrations, ceiling penetrations, electrical.
- BASEMENT/CRAWLSPACE ---
Access, framing, foundation, piers, floor, sump pump(s), evidence of termites or rot, electrical, water seepage.
- PLUMBING
- VISIBLE WASTE PIPING
- WATER HEATER
- HVAC ---
Inspection, operation of AC and/or heating system.
- EXTERIOR AND INTERIOR ELECTRICAL PANELS
